Contract to Close (Buyer)
Introduction communication to all parties with detailed information about our service
Assist in scheduling inspections and informing client and cooperating agent on all correspondence
Schedule Closing with Agent Preferred Attorney
Assist with Attorney Information sheets and ensure forms are returned in timely manner
Coordinate Mail Away or POA if needed
Order Survey if requested (NOTE: Survey is not ordered unless confirmed by client in writing)
Stay in contact with Lender on progress of loan
Review inspection report with Agent and Buyer, prepare due diligence repair request.
Assist in Negotiating Repair Request IF PCC Choice package is chosen by agent.
Schedule contractors for estimates or re-inspection if requested by Client.
Request all repair invoices/documentation prior to final walk through.
Provide utility information to buyers.
Closing Reminders (remind client of utility connection, closing location, walk through, etc.)
Order home warranty and send to closing attorney, client, and agents.
Review Closing Disclosure with Agent, contact Attorney with any corrections
Maintain and upload all documents, final initials, and necessary forms in Agent's SkySlope/Dotloop for approval by office administration.
Agent is copied on all emails pertaining to their file throughout the closing process.
Contract to Close (Seller)
Send Introduction email to all parties of the transaction introducing the Transaction Coordinator.
Notify client and Agent of all appointments (inspections, contractors, etc.). Request that all appointments are scheduled through Showing Time.
Assist Seller in Completing Attorney Seller Information Sheet and return to Attorney.
Arrange for Power of Attorney or Coordinate mail-away Closing if necessary. Provide Trust Documents to Attorney if applicable.
Review inspection report and requested repairs with Seller. Assist seller in obtaining estimates.
Assist in negotiating repairs IF PCC Choice package is chosen by agent.
Assist in scheduling repairs with contractors.
Provide invoices to Attorney that are to be paid at closing.
Closing Reminders (remind closing date/time, location, request all repair documentation, etc.)
Review Closing Disclosure with Agent, contact Attorney with any corrections.
Coordinate Final Walk Through with all parties.
Maintain and upload all documents, final initials, and necessary forms in Agent's SkySlope/Dotloop for approval by office administration.
Agent is copied on all emails pertaining to their file throughout the closing process.
***Agent will be responsible for negotiating any Appraisal issues, Notify Transaction Coordinator if File is Terminating, Prepare Termination Paperwork, Prepare Bill of Sale for Personal Property, Advise clients on contractual obligations/major decisions, and review settlement statement for accuracy***
